An estimate is an argument expressed in line items. We take it apart accordingly — verifying that each item corresponds to documented damage, that quantities reconcile to measured dimensions, and that pricing reflects the correct database, date, and market.
Review covers scope omissions and duplications, unit-of-measure errors, improper use of line-item modifiers, labor minimums, overhead and profit application, and depreciation methodology. Findings are tabulated item by item with the documentary basis for each observation.
We do not adjust the outcome to suit the party engaging us. Where an opposing estimate is correct, our report says so, which is precisely why the balance of our findings holds up in appraisal and at deposition.
